Wa First Homebuyers

Big news is coming for first homebuyers in Western Australia. With the introduction of the Duties Amendment (First Home Buyer and Off-the-Plan Concessions) Bill 2025, the State Government is delivering on a promise to make home ownership more achievable, especially for first-time buyers.

So, what does this mean for people looking for land for sale in Two Rocks or across WA?

A Major Saving on Stamp Duty

Under the new bill introduced in April, eligible first homebuyers in WA will benefit from significant changes to transfer duty (commonly known as stamp duty). First homebuyers will no longer pay any stamp duty on homes valued up to $500,000, saving up to $18,000. Concessions will also apply to homes and land valued up to $700,000 in the Perth metro and Peel regions, and even higher in regional WA.

This is a game-changer for many who have been saving to get onto the property ladder.

For buyers looking to build, there’s even more incentive. First homebuyers purchasing vacant land to build their first home will now pay no stamp duty on land valued up to $350,000, and a reduced rate on land up to $450,000.

A Boost for Regional Coastal Estates Like Atlantis Beach

These changes are expected to assist over 22,000 first homebuyers, with around 8,000 paying no stamp duty at all. For those considering buying land in Two Rocks, this presents a timely opportunity, especially with large, affordable coastal blocks now selling at Atlantis Beach.

Our latest release, Anchorage by Atlantis Beach, features homesites ranging from 700 sqm to 1,400 sqm, starting at just $395,000*. Located just 2km from the stunning WA coastline and close to the newly redeveloped Two Rocks Marina, Anchorage offers first homebuyers the space, lifestyle, and value that’s hard to match anywhere else.

Off-the-Plan Concessions Extended Too

There’s also good news for those considering an off-the-plan property. The threshold for the off-the-plan concession has increased by $100,000. A 100% stamp duty concession (capped at $50,000) is now available for homes valued up to $750,000 if purchased before construction begins. A 75% concession applies to homes bought during construction, with the same value cap.

Why It Matters

With housing affordability and access to land continuing to challenge first homebuyers across WA, these policy changes are a much-needed step in the right direction. Combined with opportunities in lifestyle-rich communities like Atlantis Beach, they help more West Aussies realise the dream of home ownership, without compromising on location, space, or value.

Whether you’re just starting to explore land for sale in Two Rocks or you’re ready to build your first home, now’s the time to take advantage of these changes.
